Garage Conversion ADU: Las Posas Estates
The homeowner had a 1980s garage collecting camping gear and a water heater that failed every other winter. We found the existing slab was 4 inches - within range for conversion, but the slope to the door meant re-pouring a level floor with moisture barrier. Under Haven Standard Clause 1, the written price included slab correction, subpanel upgrade, and relocation of the water heater to an exterior closet. The photo record from each visit shows the trench for the new sewer lateral, the permit set stamped by Ventura County, and the final inspection sign-off. The unit now rents for $1,850.
New Detached ADU: Mission Oaks Infill Lot
This Camarillo lot had a common problem: enough square footage for an ADU, but the city-required setback variance - the extra distance between structure and property line - ate into the buildable footprint. We specified a Cover modular unit at 12 feet wide to preserve the 4-foot side yard clearance, then coordinated the foundation, utility tie-ins, and final inspection under our single contract. The photo record documents each phase: geotechnical report, pier foundation, module crane-set, and final paint match to the main house. The client received the permit set, the photo record, and the written 365-Day Done Right Promise before we started.
Junior ADU: Camarillo Springs Interior Conversion
The owner assumed a Junior ADU meant just adding a hot plate and calling it done. That’s wrong, and it costs people permit approvals. In Camarillo, a JADU requires a separate entrance, either a separate bathroom or an interior door to the main unit’s bath, and a kitchenette with permanent cooking facilities. We found the existing bedroom had the exterior slider and the bath, but the shared wall needed an STC-50 rated assembly - sound transmission class, the measure of how much noise passes through - to meet code for independent occupancy. The written price included the partition rebuild, electrical submeter, and kitchenette with induction cooktop. The photo record shows the insulation batts, the double-stud framing, and the final CA Energy Forms signed off.
ADU Site Prep & Utilities: Somis Adjacent Grading
Not every ADU starts with walls. This Camarillo-adjacent property in unincorporated Ventura County had a buildable area that was technically legal but practically useless - the slope sent runoff toward the house foundation, and the overhead power lines meant no crane access for modular delivery. We handled the site prep and utilities as a standalone scope under our design-build contract: engineered retaining wall with drainage, SCE underground service conversion, sewer lateral extension with cleanout, and rough grading to 2% slope. The photo record includes the geotechnical core samples, the trench depth measurements, and the as-built utility locations. When the client is ready for the ADU itself, the pad is proven and the utilities are stubbed.
Prefab Modular Coordination: Abodu One in Old Town Camarillo
The client wanted speed and certainty, which is why they asked about prefab. We specified the Abodu One - 500 square feet, one bedroom, permit-ready structural calculations - but the real work was in the coordination. The oak tree’s dripline protection zone, the 1.5 times the canopy radius that Camarillo requires undisturbed, pushed the set-back location toward the alley. That meant trenching utilities from the rear instead of the street, and it meant the crane needed a 90-foot boom reach from the driveway, not the alley. Our single contract covered Abodu factory coordination, foundation engineering for the specific lot conditions, utility tie-in, and final inspection. The photo record shows the tree protection fencing, the crane lift plan, the module set, and the final siding match to the 1950s main house. The client got the permit set, the factory QC report, our photo record, and the written price before any of it started.
Garage Conversion with Foundation Repair: Camarillo Heights
This garage looked salvageable until we documented the sill plate - the horizontal framing member that sits on the foundation - with dry rot extending 8 feet along the rear wall. The 3-inch slab was below code minimum, and the electrical was a mix of decades that no inspector would pass. Under Haven Standard Clause 5 (No Surprises), we wrote the price for full foundation replacement: stem wall to 18 inches above grade, new pressure-treated sill, and bolted mudsill connection for seismic compliance. The ceiling got vaulted with scissor trusses to hit 10 feet, which made the small footprint feel larger than some 500-square-foot units we’ve built. The client knew the full scope and price before we pulled the first permit.
